This course provides essential knowledge of social housing safety regulations and hazard management responsibilities following the tragic death of Awaab Ishak. It covers key aspects of the Social Housing (Regulation) Act 2023, the Housing Health and Safety Rating System (HHSRS), and mandatory safety practices for professionals responsible for housing management, repairs, and resident welfare in social housing settings.

Course Overview

Part 1: The Regulations

Introduces the legal requirement, explains how fire and electrical hazards are assessed alongside the HHSRS framework, and outlines the phased rollout. It also covers where the duties can overlap or conflict with other legislation, the consequences of non-compliance, and the practical requirements for gaining access, making homes safe, and providing alternative accommodation when a property cannot be made safe within the timescales.

Part 2: Applying Awaab’s Law

Focuses on the application of Awaab’s Law in practice using the pcFRA approach, including who the duties apply to, how to identify tenant needs and vulnerabilities, and how to recognise and classify hazards. It provides step-by-step training on the Awaab’s Law process flow, covering what to do for emergency and significant hazards, the required actions and timescales, and how to handle and record hazards that fall outside the scope.

Part 3: Final Review

Reinforces learning, with a requirement for 100% pass rate to receive the CPD certificate.

This course is aimed at:

Staff involved in housing services, managing repairs and resident safety in social housing, including housing officers, building safety teams, repairs and maintenance staff, call handlers, compliance and governance teams, and managers responsible for health, safety, and asset management.
